Oakville-Milton Real Estate Update: July 2026 Market Insights

The July 2026 data from the Oakville Milton District Real Estate Board (OMDREB) reveals a Halton Region housing market that continues to find its balance. As is typical for the mid-summer months, we saw a seasonal slowdown in activity. However, home prices have held relatively steady, offering a much-needed sense of predictability to both sides of the negotiating table.

Currently, buyers are enjoying favorable negotiating conditions, while sellers are experiencing increased competition among a tightening pool of new listings and longer marketing times.

President’s Outlook: A Return to Predictability

Heidi Noel, President of OMDREB, notes that the July market performed exactly as expected for a summer month, bringing a calm but active landscape.

“July's results show a market that is becoming more predictable for both buyers and sellers,” says Noel. "Summer typically brings a slower pace of activity, and that's what we saw in July. Even so, home prices have remained relatively stable, buyers continue to benefit from choice and negotiating room, and sellers who price their homes for today's market are continuing to attract serious buyers."

Noel also points out that the real test will come as we transition into the autumn market:

“With inventory levels continuing to trend below 2025 levels, OMDREB will be watching closely to see whether renewed buyer activity this fall is matched by an increase in new listings. Whether you're buying or selling, local market knowledge has never been more important. Demand can vary significantly from one Halton neighbourhood to the next."

The Stats: Slower Pace, Steadier Prices

While transaction volumes and new listings took a step back from June, pricing across Halton Region remained robust, particularly in the single-family segment, which saw a year-over-year gain.

  • Average Price: $1,419,724 (Down 1.5% MoM, Up 2.4% YoY)
  • Sales: 404 transactions (Down 15.8%MoM, Down 6.0% YoY)
  • New Listings: Dropped 21.3% MoM and 19.4% YoY 
  • Average Days on Market: 34 days
  • Negotiation Reality: Over 85% of properties across all segments sold below asking price. 

Townhouse and Condo Market
  • Average Price: $754,485 (Down 6.8% MoM, Down 1.2% YoY)
  • Sales: Slipped 3.2% MoM and 8.0% YoY
  • New Listings: Declined 16.7% MoM
  • Average Days on Market: 43 days

Market activity throughout Halton varied widely by municipality. Oakville's detached sector surged, while Milton and Burlington saw a softer month for total sales volume.

For Sellers: Expect a Longer Runway

With new listings dropping 19.4% year-over-year in the single-family sector, there is less inventory competing against your home. However, buyers are taking their time. With days on market extending to 34 days for detached homes and 43 days for condos, patience and precision are key. Sellers facing longer marketing times must rely on smart, realistic pricing rather than counting on a quick bidding war.

For Buyers: Maximum Time and Leverage

The July market heavily favoured the buyer. With more than 85% of properties selling below the asking price, you have clear negotiating power. The increase in days on market gives you the precious commodity of time—time to view multiple properties, evaluate your options, and comfortably include financing or inspection conditions in your offers without fear of losing out instantly.

The July 2026 report indicates a market that is breathing easily. The frantic pacing of past years has transitioned into a predictable, balanced environment. While inventory levels have tightened, stable pricing and extended days on market ensure that buyers can shop with confidence, while prepared sellers continue to successfully move their properties.
