Oakville & Burlington Real Estate: October 2026 Market Report

The October 2026 data from the Oakville Milton District Real Estate Board (OMDREB) points to a housing market showing clear signs of renewed activity. Transaction volumes across the Halton Region increased in both detached and attached home segments compared to September. While overall sales remained below October 2025 levels, this month-over-month improvement suggests that buyers are re-entering the market as pricing stabilizes and inventory adjusts to seasonal patterns.

Year-to-date activity continues to reflect a market in transition, with both buyers and sellers exhibiting caution as we head into the final months of the year. However, opportunities are emerging for those paying close attention to local trends.

President's Outlook

Heidi Noel, President of OMDREB, notes that while there are encouraging signs, the market requires careful interpretation.

"October brought some encouraging signs for Halton's housing market, with sales increasing from September and average single-family prices edging higher," says Noel. "But it's important to keep those improvements in perspective. Single-family sales were still down more than 21% compared to last October, and townhouse and condo sales were down 12.5%. Buyers are becoming more active, but we're certainly not seeing the level of activity we would normally expect at this time of year."

Noel highlights a critical trend for those waiting on the sidelines:

"What's interesting is that average single-family prices have increased in several of our communities, including Oakville and Burlington, while the number of buyers actually making purchases remains relatively low... For buyers who have been waiting, this is worth paying attention to. There's still good choice, and most homes are selling below asking price. If prices do begin to strengthen, some of today's advantages may become harder to find."

Sales rebounded from September, but inventory and year-over-year transactions remain lower, keeping the market balanced but cautious.

Halton Hills Single Family: Average price $1.15M (Flat MoM, +4.2% YoY). Sales volume jumped a massive 41.2% month-over-month.

Halton Hills Town/Condo: Average price $693,077 (-3.8% MoM, -7.2% YoY). Sales increased to 13 transactions, an 18.2% YoY gain.

Strategy for Buyers & Sellers

For Sellers: Pricing Remains Crucial While single-family prices are edging higher in markets like Oakville and Burlington, transaction volume remains lower than last year. Most homes are still selling below asking price. With new listings dropping, you face less competition, but you must price your property thoughtfully to attract the buyers who are currently active in the market.

For Buyers: A Narrowing Window of Leverage October saw a 13.3% month-over-month jump in single-family sales. As Heidi Noel noted, if prices continue to strengthen, the negotiating power and abundant choices you currently enjoy may begin to shrink. Now is the time to take advantage of the spectacular fall weather, explore neighbourhoods, and secure a property while you still have strong leverage.

The Bottom Line

The October 2026 report reveals a market stepping back into action. Month-over-month sales growth proves that buyers are re-engaging, even if overall volume trails last year. As inventory adjusts to seasonal norms, the Halton region presents unique, hyper-local opportunities for both buyers and sellers as we approach the end of the year.
